Design documents are generated, taking into consideration: site topography, availability and location of utilities, access and regulatory requirements, special land use regulations, and zoning and local ordinances.

Jersey City Elementary School #3
NJSDA retained Dobco, Inc. and RSC Architects (Dobco/RSC) to construct a new Elementary School #3 facility in Jersey City. DESI was part of the Dobco/RSC Team to provide comprehensive Site-Civil and Environmental Engineering services. DESI prepared plans for grading, drainage, stormwater management, utilities and lighting, Health & Safety Plan, Material Handling Plan, and QA/QC Plan. DESI provided waste classification of soils, prepared a. DESI also obtained permits required, including for the site plan, sewer connection and Treatment Works Approval, and Soil Erosion & Sediment Control. The 2.8-acre site for the new school was formerly home to industrial buildings. The new 122,000 square foot elementary school facility was designed to educate approximately 775 students from pre-kindergarten through fifth grades. The school is the fourth new building constructed by the NJSDA in Jersey City to relieve overcrowding in the district.
NYCEDC – Sea View Hospital
New York City Economic Development Corporation, in coordination with its partners New York City Health and Hospitals Corporation, and the Port Authority of New York and New Jersey is contemplating the development of medical facilities at two city-owned properties in the Bloomfield and Willowbrook. The Sea View site has a long history as a medical facility beginning in the early 1900s when the hospital was constructed to serve as a tuberculosis facility. Today, the project area includes the current Sea View Hospital Rehabilitation Center & Home, and Park Lane at Sea View, an independent senior living facility. Distinct Engineering Solutions, Inc. (DESI) is assisting Perkins + Will with an existing conditions analysis, identifying development constraints based on wetlands, slopes & topography, and other regulatory issues. The analysis also includes an assessment of Sea View’s infrastructure, identifying any potential area of inadequacy relative to new development, such as parking, gas, electrical, water, and sewer.
Jackie Robinson School
New York City Schools Construction Authority retained the DMR Architects to perform Architectural and Engineering services related to Flood Elimination, Parapet Safety System and Exterior Masonry at the Jackie Robinson School (IS-320K) in Brooklyn, NY. DMR retained DESI to complete site civil design and geotechnical investigation. DESI performed a site survey to obtain site topography, structural and drainage features around the existing school structure. DESI developed preliminary recommendations for overall improvements. Upon approval from the NYCSCA, DESI developed a complete site civil design including specifications and construction bid documents including the demolition and grading plans. The site’s drainage system and grading were completely redesigned to eliminate flooding in the planned running track and basketball court areas.
East Side Access LIRR – Madison Yard
Renovations to Madison Yard, located under the Grand Central Terminal in Manhattan are vital to the East Side Access Tunnel Project. Several tracks, crash walls, commissary areas were demolished and reconstructed to facilitate use by the LIRR. DESI has been retained by the Gramercy Group Inc. (GGI), to provide Health & Safety, Engineering and Construction Inspection Support including an evaluation of subsurface soil and rock quality. DESI developed site specific Construction Safety & Health Plan and Safe Work Plans for various tasks undertaken by Gramercy. We also assisted with value engineering, site design for utility relocation and demolition of elevator structures. Per NYSDOB required special inspections DESI’s ACI certified inspectors verified concrete forms, placement of rebar and concrete, and prepared samples of concrete, mortar, and grout for testing. DESI personnel also verified the performance of structural steel bolt tests, Windsor Probe, and soil compaction tests.
